Jim Wymer developed his first build-to-suit relationship with Sherwin-Williams in 1986, which led to the formation of WXZ Development in 1990. Under his leadership, WXZ quickly earned the status as a preferred developer for national credit tenant expansion programs with industry leaders such as Rite Aide and Advance Auto Parts, expanded its retail tenant base, and strategically diversified into developing commercial and residential real estate projects throughout the Eastern United States.

In recent years, Jim has strengthened WXZ’s internal capabilities by adding staff to provide a full range of site selection, land development, architectural and engineering services, general construction, financial forecasting and management capabilities. Today, WXZ provides a comprehensive array of industry expertise and services through its WXZ Development, WXZ Construction, and WXZ Residential companies and has been involved in more than 1,000 residential units, including single-family and multi-family units.

Jim has developed more than 250 single tenant retail buildings and strip centers in Ohio, Michigan, Florida, Pennsylvania and Kentucky. He has also has been a principal in the development of over 1,000 units and over $100 million of multi-family housing in Northeast Ohio both on a market and Section 42 tax credit basis. In recent years, he has expanded his interest and expertise into high density urban housing, as evidenced by WXZ’s Circle 118 townhome community in Cleveland’s University Circle district. His professional approach and strong personal relationship skills continue to serve him well. He prides himself on his selection of partners, business associates, and the skill set of his staff. Jim currently sits on the board of Ohio Commerce Bank.

David L. Swindell

Dave has over 30 years experience in the development and construction of diverse product types such as retail, office, public facilities, multi-family, single family, urban infill and senior housing in the Midwest, Eastern Seaboard and the Southeastern United States. He joined Jim Wymer in the expansion of WXZ Development and the founding of WXZ Construction in 2006, where he has actively led WXZ Construction to complete over 80 projects since its inception.

As President and Chief Operating Officer of WXZ Construction, Dave expands the WXZ family of development, construction and residential companies’ capabilities in planning, budgeting, forecasting, project management, design and engineering management, green building and sustainable design methodologies, cost engineering and contract administration. His executive industry experience and active leadership has produced a portfolio of projects valued at over $2.5 billion, detail of which is available upon request.

Prior to joining WXZ, he served as Vice President of Construction for The NRP Group, LLC for 8 years and Vice President for The Zaremba Group for 9 years, building an extensive portfolio featuring the construction of more than 7,600 single and multi-family developments, senior apartments and student town homes, and more than 6 million square feet of retail space for a diverse group of local, regional and national merchants including Borders Books, Builders Square, Kmart, Publix, Rite Aid, Target, Walgreens and Wal-Mart.

Cary J. Zabell
ESQ.

Cary received his Juris Doctorate in 1976 from Case Western Reserve University. He received his undergraduate degrees from The Ohio State University in Natural Resources and Education in 1973.

Cary has been in the general practice of law since 1978. His current practice is concentrated in the area of real estate and real estate related transactions. He represents developers, investors and contractors providing legal services for entity formation, acquisition, development, financing, leasing, construction and disposition. Projects include shopping centers, free standing single tenant retail buildings for various national tenants, condominium and planned unit developments, apartments and renovation and adaptive use of industrial buildings. In 1998, Cary was selected as a Speaker by the Cleveland Bar Association Real Estate Law Institute.

Cary has been a member of the Ohio and Federal Bar since 1976. Cary has served on the Board of Trustees of Council Gardens, a non-profit independent living center for older adults, since 1992. He has also held the following positions on that board: Vice Chair 1996-1997; Chair- House and Grounds Committee 1993-1997.

Mark Conzelmann
Director of Finance

As Director of Finance for WXZ Development, Mark is responsible for managing the capital needs of WXZ Development and all of its related Companies. This includes review of new development opportunities, project budgeting and underwriting, identifying financing sources, and procuring capital for all of WXZ’s existing and new real estate projects. Mark also manages the capital needs of the existing portfolio and all lending relationships.

Mark has over 15 years of experience in commercial real estate finance and development and has assembled financing for construction, acquisition, bridge and permanent loans throughout the United States with loan sizes from $1 million to $150 million. Previously, Mark was a Vice President at US Bank in the Commercial Real Estate Group where he was responsible for originating and managing a $500 million portfolio. Mark is a graduate of Ohio University with a degree in Economics.

Scott Gillespie
Director of Development

Scott brings over 30 years of land acquisition and residential development expertise to WXZ’s development team. Prior to joining WXZ, he was responsible for the development of over $700 million of new multifamily rental, senior congregate and for-sale housing communities throughout the Midwest and Florida.

Scott’s real estate career began in 1977 as an Acquisition and Development Representative for a Top-10 national builder based in Columbus, Ohio, where he was responsible for the development of over 6000 apartment and senior congregate units throughout the Midwestern states. From the mid to late 1980’s, he served as Vice President of Development for Zaremba Development Group he was responsible for the development of six, 250+ unit luxury apartment communities in the Midwest and Florida.

In 1990 Scott formed Gillespie Homes, Inc. which focused on the design, development and sale of multifamily and cluster home communities in the Cleveland and Columbus, Ohio metropolitan areas. Gillespie Homes constructed and sold over 600 homes in seven subdivisions. From 2002 to 2004, he served as the Vice President of Development for the NRP Group, where he managed the development of tax credit financed multifamily developments in Ohio and Indiana. Today, Scott is focused exclusively on managing the expansion of WXZ Residential operations, with a geographic focus in Ohio, the Carolina states and Southwest Florida.

Robert Slattery
Director of Construction

Bob Slattery joins WXZ Development, Inc. with over 23 years of experience in the construction industry range from onsite project supervision to comprehensive construction management. Bob has been involved in over 120 projects, encompassing shopping centers and grocery stores, to schools and apartment complexes.

Prior to joining WXZ Development, Inc., Bob worked with The NRP Group in Cleveland, OH as a Senior Project Manager for six years. His project portfolio included single and multiple story apartment complexes, 3 story apartment buildings, and the company headquarters. He also completed a number of Super Kmart expansions along with retail stores and multiple occupancy projects

In 1994, Bob worked with The Zaremba Group in Lakewood, OH as a Senior Project Manager for five years where completed a number of Super Kmart and Target store projects along with shopping centers and various retail establishments.

Brad McLean
Senior Development Manager

Brad McLean joins WXZ Development, Inc. with over 18 years of experience in the civil engineering and consulting industry throughout Ohio and the Midwest. Brad has been involved in projects ranging from large industrial and residential developments, public works and school projects, commercial office complexes, to retail strip centers and small single pad sites.

Prior to joining WXZ Development, Inc., Brad was a vice president of Civil & Environmental Consultants, Inc. managing their 70 person Columbus office with practices in Site Civil Engineering, Landscape Architecture, Surveying, Solid and Hazardous Waste, Ecological Services, and Environmental Investigation and Remediation. During his four year stay in Columbus his personal portfolio of projects designed and managed included five public school complexes, residential subdivisions with over 1,000 single family lots and over 500 condominium units, more than 100,000 square feet of retail, and a variety of commercial and industrial facilities.

In 1994, Brad left the family architectural, engineering, and surveying business to open his own consulting business working with residential real estate developers providing design, bidding, and construction management services in Northeast Ohio.

Daniel J. Barrett

Dan joins WXZ Development, Inc with over 21years of experience in the development/construction accounting field. As controller, Dan is responsible for all accounting and financial reporting for multiple business partnerships, develops and manages annual operating budgets, administers the information systems, completes job cost analysis and control, and develops all accounting and operational polices and procedures.

Prior to joining WXZ Development, Inc, Dan was the controller for The NRP Group, LLC, a developer/contractor for five years. Also, Dan worked as the manager of construction accounting for The Zaremba Group, LLC, also a developer/contract, for eleven years. In 1984, Dan began a five-year tenure as a staff accountant for the Richard E. Jacobs Group (formerly known as Jacobs, Visconsi and Jacobs) a national shopping mall developer.

Dan graduated from Kent State University School of Business with a Bachelor of Science degree majoring in Accounting.
